Cracks in the luxury housing market are widening:

US luxury home sales fell -0.7% YoY in August, to 57,258, the lowest August level in Redfin’s data going back to 2013.

Over the last 4 years, luxury home sales have dropped by -37,359, or -40%.

Sales were weak despite the number of luxury home listings jumping +9.5% YoY, reaching the highest level for August since 2020.

Additionally, the share of luxury homes going under contract within two weeks fell -1.9 percentage points YoY, to 28.3%, the lowest reading for the month in 5 years.

Meanwhile, luxury home sale prices rose +3.9% YoY to a median of $1.25 million, marking a record for August.

Demand for luxury homes is falling.
