Just a quick lesson for the young guys. Did you ever see the looney tunes where bugs bunny counts "one for you and one for me"... "two for you and one two for me"... "three for you and one two three for me"?

When you take out a loan on a car or a house, the bank says your payment will be $100 a month. The first month $99 goes to the bank as interest, and $1 goes toward the balance of the loan. It takes you about 2/3 of the way thru the loan to get to the point that 50c goes to the bank and 50c goes to your remaining balance.

Today's job market says you gotta move if you want a raise. Moving means you buy a house, stay 2-5 years, move again. In those 5 years you will pay the bank a lot of interest and will NOT whittle down your principle amount. I know a guy who worked at the mill with me... he moved all over the country thru his whole career and at 63 years old moved to Florence SC, bought a house built in the 60's on (yet another) 30 year mortgage. He retired the following year and had to sell his financed truck so he could afford his house payment on his retirement.

1)pay cash if you can. put as much down as you can.
2)do not go for 30 year mortgages. Trump is suggesting 50 year mortgages now because it benefits the bankers.
3)if you have a 30 year mort, making one extra payment a year will reduce the loan to 22 years.
